Drainage

Almost every drainage call starts the same way: water in a place the owner did not expect. The fix is rarely one pipe. It is finding out where the water comes from and where it is allowed to go.

What this includes

  • Walking the site during or after rain where we can, because dry-day guesses about water are usually wrong
  • Perimeter and footing drains on new work, laid to grade with stone and filter fabric
  • Curtain drains to intercept water moving downhill before it reaches the building
  • Catch basins, area drains and solid pipe runs to a stated outlet
  • Downspout collection tied into the same system instead of dumping at the foundation
  • Swales and regrading where shaping the ground solves it without pipe
  • Backfill, compaction and restoration of the ground we opened

What it does not include

  • Interior basement work: sump pits, sump pumps, interior perimeter channels and any work inside the foundation wall.
  • Any connection to a public storm drain, road drainage or a municipal system. That is a permitted connection and belongs to a contractor licensed for it.
  • Engineered stormwater management systems that require a design stamp. We install to a stamped design, we do not produce one.

What we need from you

None of this is paperwork for its own sake. Each one is something that changes the price or the schedule if it turns up late.

  1. A description of when the water shows up and where, ideally with a photo from the day it happened
  2. An outlet we are allowed to use, or agreement that finding one is part of the job
  3. Confirmation that Dig Safe 811 has been called and the site is marked
  4. Access to the low side of the property, which is usually the side nobody has cleared

How we price it

Pipe runs are priced by the linear foot including trench, stone, fabric and backfill. Structures like catch basins are priced each.

The outlet is the item that decides the price. A daylight outlet on your own land is straightforward. No available outlet means a different design and a different number, and we will say so before we quote.

We do not sell a drainage system before we know where the water goes. A quote without a stated outlet is a guess.
